That grinding or rattling is almost always a worn bearing in the motor housing — not the fan blade itself. The motor runs hot, the grease dries out, and the shaft wobbles. It's a $35 part and 40 minutes of work.
Left alone, a failing fan draws more current, trips breakers, and eventually stops moving air — which is how you get mold behind the drywall.
End grain, ledger boards, and any board that sits above a downspout splash — those are the five positions that hold moisture longest. You can spot all of them in under three minutes with a screwdriver.
In Seattle's climate, untreated end grain can absorb enough moisture in one winter to compromise structural integrity. The fix is cheap; the replacement is not.

Craftsman-era Douglas fir swells with humidity. The top corner drags first because that's where the hinge gap is tightest. A 3mm plane pass on the latch side usually solves it — no need to pull the door.
If it's sticking at the bottom, that's a different problem: settling foundation or a hinge that's pulled loose from the jamb. Both are fixable in an afternoon.

A California patch — no backer board, just mesh and compound in three thin coats — is faster and flatter than a wood-backed patch for holes under 6 inches. The trick is feathering the third coat 10 inches out.
Landlords and buyers both notice a visible patch. Done right, you can't find it after paint. Done wrong, it telegraphs through every coat.
